Summary
The Marketing Manager of Property Management is a member of the BRIDGE Property Management team, a team of over 300 staff members.
This role reports to the Director of Strategic Initiatives, Property Management and is responsible for managing all aspects of the company’s marketing efforts.
This role requires a strong understanding of multi-family and residential marketing and a passion for affordable housing advocacy.
The Marketing Manager will continuously assess and ensure that the Company’s marketing plan is aligned with specific property needs and implemented correctly within the portfolio.
This position will partner with Asset Management and Property Management teams to ensure vacancy remains at 97% or better.
Responsibilities
Marketing strategy for new and existing properties:
Create marketing collateral (materials, templates, suite of products such as Canva) for all properties as needed with Compliance/Waitlist team providing the information and reviewing for fair housing language, etc.
Evaluate properties with occupancy concerns, offering strategic marketing plans and recommendations.
Participate in creating, implementing, and measure strategic marketing, analytical reports, and metrics.
Required to evaluate national markets, prepare market surveys as needed, evaluate properties that are not performing, offering recommendations in the form of a marketing plan, leasing goals, and/or offer marketing training to the regional teams.
Provide marketing resource list for BRIDGE portfolio (photographers, online sites, advertising publications, etc.
)
Create property letterhead and business card templates.
Provide marketing phone numbers for lease ups.
Implement resident communication tools for rent increases.
Communicates directly with department Vice Presidents, Directors, Property Supervisors, and Resident Managers.
Create and sustain all activities related to marketing, reputation management, apartment rentals, traffic generation, leasing apartments, lease documentation, and compiling current market analysis and trends throughout the portfolio.
Website presence:
Create and manage “in-house” social media services.
Manage advertising campaigns and unit/waitlist posting ads.
Create leasing and marketing materials: branding, websites, banners, signage, window clings, sales sheets, interest lists and waitlists.
Update BRIDGE website as needed in relation to lease ups, ground breakings, and operating properties.
Manage Resident Portal, Rent Café, Gracehill, and future web-based portals.
Track conversion rates from various marketing channels, and pivot strategy based on this data.
Analyze advertising, social and reputation campaigns and translate data into recommendations and/or a marketing plan if required.
Responsible for creating professional responses to reviews for BRIDGE, and all properties managed by BRIDGE.
Monitor effective benchmarks (best practices) to measure the impact of advertising social media, and reputation management campaigns.
Responsible for implementing advertising, auditing advertising, and evaluate its performance, making recommendations for improvement when needed.

com, Craigslist, Rent Path, Facebook, Instagram), including content creation and active engagement.
Proven ability to work with diverse individuals.
Demonstrated computer proficiency.
Ability to occasionally travel to properties within the portfolio
Preferred
Advanced/Expert proficiency with Microsoft Office, particularly Excel, PowerPoint, and Word.
