Job description
Triterra Realty Group is seeking an ambitious, resourceful, creative, energetic and detail-oriented team member to fill its Assistant Property Manager position.
The Assistant Property Manager will be responsible for the daily operations of Triterra managed assets including preserving and enhancing the value of each property.
The Assistant Property Manager must effectively manage and coordinate persons, activities, and available resources to accomplish objectives as set forth by Triterra.
The Assistant Property Manager will also be integrally involved in property renovations.

General Responsibilities:
* Show apartments, utilizing sales skills to demonstrate the market ready product and availability to close prospects and continuously follow up
* Conduct market surveys and provide trend report information.
Shop competition and be aware of neighborhood market conditions
* Lease Administration including periodic inspections and move-in/move-out inspections
* Ensures that lease files are complete, and that completion of leases is being executed properly
* Tenant Relations
* Property Manager is on call 24/7 for emergency issues.
* Assist with resident problems, service requests and complaints directly or when appropriate route for follow-up to proper team member
* Initiate and implement policies/procedures to maintain resident and tenant communications; e.
g.
, complaints, service requests, etc.
* Maintenance & Renovation - Assists in resolving maintenance issues and scheduling.
* Directly oversee daily vendor management, including directing vendor repairs and property improvements.
* Coordinates with maintenance and make-ready staff to ensure timely turnover of apartments following a move-out
Requirements
* Working knowledge of the leasing process, lease abstracting, lease agreements, and financial terms
* Previous experience using property management software
* Strong sales, negotiation, and communication skills
* Acute knowledge of the regional and local rental markets
* Must be proficient in using Microsoft Word, Excel, and Outlook
* Physical ability to walk the property, including but not limited to, walking up multiple flights of stairs, to complete physical inspections, deliver resident communications, and show apartments
* Must be able to lift a minimum of 40 pounds to facilitate minor repairs, vacuuming, moving office furniture & lifting of supplies as needed
* Candidates must use their own vehicle in the performance of their responsibilities and have valid driver’s license, automobile insurance and a clean driving history.
Preferred Requirements
* 2-5 years of multifamily real estate management experience in San Francisco
* Construction management experience
* Ability to communicate in Spanish
* Personal Characteristics

* Excellent verbal and written communication skills with superior customer service.
* Problem solving, ability to troubleshoot complex issues and achieve a solution.
