About the Job:
Under the general supervision of the Senior Portfolio Manager, the Assistant Property Manager is responsible for the day-to-day operations of a portfolio of properties.

Responsibilities:
o Key management - make copies, label, organize in cabinets, prepare for pick up
o Schedule and conduct onsite visits
o Coordinate maintenance needs for residents in a professional and timely manner
o Prepare company-approved notices to be posted at properties
o Triage, monitor, and resolve Notice of Violations to ensure timely abatement as directed by Portfolio Manager
o Establish and terminate property vendor services
o Establish PMAs for signatures via DocuSign
o Ensure that AppFolio and other records are accurate and up to date, including annual audits of all resident records
o Project management tasks as assigned
o 604 Compliance Management
o Assist with preparation related to legal cases
Field Duties:
o Post pre-approved notices
o Perform Move-Out and Move-In inspections
o Create a Turnover Scope of Work and work directly with approved vendors to ensure timely completion to Gaetani Real Estate and owner standards
o Program building entry systems
o Pick-ups/deliveries—USPS, banks, buildings, etc.
o Onsite meetings with vendors, inspectors, appraisers, etc.
o Count laundry service quarters for bankroll
Qualifications
High school diploma or equivalent; college degree preferred
High degree of initiative and self-motivation, strong problem-solving skills.
Ability to thrive in a fast-paced environment and consistently meet deadlines
