The program offers on-site mental health services, case management, career development, mentoring, and more in a strengths-based, culturally responsive, youth-friendly environment, so that young adults can take on leadership roles, develop life skills, and meet personal, educational, and career goals.
The diverse and multidisciplinary staff team includes a Property Manager, Mental Health Clinicians, Peer Mentor, Employment/Education Specialist and Residential Counselors to help support the youth.
Job Summary:
The Property Manager for Rising Oaks is responsible for day-to-day operations of the site including managing tenant occupancy, upkeep of property and grounds, adherence to all state, federal and local guidelines in regard to operating the apartments, and maintenance of neighbor relations.
The Property Manager will also provide support services to tenants, responding when necessary to tenant crises, and directing them to the on-site case manager or other providers for additional services.
Duties and Responsibilities:
Tenant Services:
1) Determines eligibility for prospective and current tenants, including income verifications, tenant certifications and annual re-certifications; 2) Calculates tenant rent payments and collect rent; 3) Attends to locked out tenants as needed; 4) Supports tenants in timely rent payments, providing money management training as needed; 5) Provides crisis intervention at all times when other staff are unavailable, alerting emergency personnel (i.
e.
police, fire) as needed; 6) Aids in the development of a pro-social community of mutually supportive individuals, resolving tenant conflicts and preventing or addressing lease violations.
Property Management:
1) Identifies, documents, and tracks maintenance, utility, or grounds keeping concerns and supervise property upkeep; 2) Conducts move-in, move-out, annual, and other inspections; 3) Maintains good neighbor relations; 4) Ensures property safety; 5) Keeps property well-maintained and in compliance with CCL rules and regulations; 6) Supports Supervisor in preparing for funder site visits.
Administration:
1) Assists with accounts payable, accounts receivable, and preparing deposits and budgets for project; may assist with rental increase requests; 2) Ensures that program meets all regulatory and funder guidelines and is audit-ready; 3) Keeps tenant files accurate, complete, and up to date; 4) Prepares correspondence as directed; 5) Completes documentation of client mental health services according to Medi-Cal guidelines; 6) Attends agency or board meetings as assigned.
Experience you will bring:
Qualifications:
1.
Prior experience as property manager strongly preferred; administrative and organizational skills required.
2.
BA/BS degree from accredited college or university preferred.
3.
Experience providing and documenting supportive services to Transition-Age Youth (18-24) preferred.
4.
Experience with Microsoft Excel and Word required.
5.
Experience in basic accounting principles preferred.
6.
Experience with property management software preferred.
