Job Description:
The Associate Asset Manager and Compliance Liaison will assist with the oversight of the portfolio to ensure long-term viability of the assets.
This individual will also analyze property and partnership operations and maintain records and financials for each property’s assets “portfolio”.
Maintain close relationship with agent and assist with oversight and monitoring of portfolio compliance with state, federal, local agency requirements for Affordable programs.
The Associate Asset Manager and Compliance Liaison will report to the CEO and work closely with other internal and external team members.
Review the monthly property financial packages and clarify any discrepancies with the property management agent.
Follow-up to ensure properties are meeting budget targets and benchmarks.
Monitor property performance in comparison to budget, initial underwriting, and operation of similar properties.
Establish long-term capital needs plans and preventative maintenance plans with Property Management agent and onsite teams
Assist in the review/approval process of annual property operating budgets
Assist/Monitor oversight of management’s coordination of large capital expenditures.
Partner with Finance and insurance broker to update insured values for the real estate portfolio and establish renewal process with input from CEO
Work with onsite managers to ensure team is monitoring and reviewing warranties and performing annual property inspections
Coordinate oversight and tracking of new and open insurance claims, lawsuits, and track outcomes for investor, lender, and executive leadership review
Assist with the development of internal asset management systems including policy and procedure documentation, reporting, projections, and property performance evaluation tools
By property basis, identify areas in which management and operations can improve and establish annual performance benchmarks for managing agents
Based upon ongoing review of management reports, audits, and third party studies, identify potential problems and develop long-term strategies and work plans to address such issues.
Monitor portfolio compliance with state, federal, local agency requirements for Affordable programs
Identify and work through potential compliance issues, working with the agent and onsite property managers
Gather and analyze data needed to assess long term health of property assets.
Prepare and present staff reports, management updates and reports on assigned programs to the Board, committees, and the general public
Work with management agent to trouble shoot unexpected asset management and compliance related challenges.
Additional assignments as they are arise.
Qualifications:
The ideal candidate will be an experienced property manager and/or compliance associate in affordable housing with a strong aptitude for analysis and projections.
Bachelor’s degree or 4+ years’ equivalent experience
Utilize a variety of analytical techniques and develop solutions, and evaluate alternatives
Effectively present ideas and information orally, writing (presentations and reports)
Knows when it is appropriate to consult with and advise management
Pays close attention to detail
Ability to work independently and cooperatively with others
Ability to take initiative, assume responsibly and exercise good judgment and tact
Ability to work well under pressure, meet deadlines and have strong organizational skills
Ability to be discreet with confidential and sensitive issues and information

Pay: $27.
00 - $34.
00 per hour
